The Barn at Ivy Grange Farm offers holidays in quiet surroundings in the Suffolk countryside and is a great location for couples, friends and families. We aim to be a “quiet site” after 10pm and are not a party venue for groups wishing to have loud music or alcohol after 10pm. We do not let The Barn to unaccompanied minors (under 18) unless by specific prior arrangement; please contact us to discuss.
We reserve the right to ask the holidaymaker and their party to leave the property, without refund, should behaviour be considered to be unreasonable.
All bookings are provisional until confirmed in writing by us; the contract will be entered into and become legally binding when we issue the confirmation form to you and will be subject to these Booking Terms & Conditions. You should check the confirmation carefully and notify us immediately of any errors.
Payment: a deposit of 25% of the total cost is payable for bookings made more than 4 weeks before the break; the balance is payable 4 weeks before the start of the break. Non-payment of the balance by the due date shall be construed as a cancellation of the Contract by the client. For bookings made less than 4 weeks before the start of the break the total cost is payable at the time of booking. Payment can be made by cheque, card or bank transfer.
Cancellation: if you are no longer able to come on the dates booked, please let us know as soon as possible; we will work to re-let The Barn in which case will refund your payment less an admin charge of £100. If we are unable to re-let, we reserve the right to retain any payments made as per the terms outlined on making the booking (1week or less, 100%; 2 weeks or less 85%; 3 weeks or less 60%; 4 weeks or less 40%; further ahead your deposit only) .
Pandemics: in the event of an incidence of coronavirus or other epidemic meaning that you cannot come on the dates booked, we will work to re-let your break and find alternative dates for you. However, if we are unable to re-let your booking at short notice, we reserve the right to retain any payments made; we recommend that you make use of travel insurance for such incidents.
If the accommodation is not available due to fire, flood or other unforeseen circumstances, the deposit and any rental money already paid will be refunded in full without further liability.
Breakages or Damage: any damage and breakages should be notified to us before the end of your stay. The cost of repair/replacement and/or any additional cleaning costs are the responsibility of the Client, however, minor damage or breakages will not normally be charged.
Period of Rental: Rental periods start, unless the Client is otherwise notified, at 4.00 pm on the day of arrival and terminate at 10.00 am on the day of departure. Changeover days are generally Friday and Monday.
Number of Persons Using The Barn: the number of persons occupying The Barn must not exceed the maximum number stipulated, unless by prior written agreement. We reserve the right to refuse entry to the entire party if this condition is not observed.
Complaints: we hope that your break is trouble free but if you do have a complaint or problem, please let us know straight away and we will endeavour to put the matter right as soon as possible.
Care of The Barn: you agree to take all reasonable and proper care of The Barn and its furniture and other contents and shall leave them in the same state of repair and condition at the end of the break as at the beginning. During your stay you will not expose The Barn to any fire risk. Smoking is not permitted within the Barn. You will ensure that The Barn is left in a clean and tidy condition on departure.
Equipment: high chairs, cots, and other equipment may be made available by prior arrangement. You are responsible for checking the condition and suitability of such equipment at the time of arrival and should immediately notify us if the condition of any item is unsafe, unsatisfactory and/or unsuitable.
Loan of bikes: if you wish to use the bikes we have available to borrow, you are responsible for checking their condition and suitability. Use of the bikes is at your own risk. You should notify us immediately if the condition of any of the bikes is unsatisfactory or unsafe and/or of any damage to the bikes whilst you have been using them. We expect you to take all reasonable care of the bikes whilst using them and to lock them securely using the locks provided - in the event of damage to or loss of the bikes, we reserve the right to ask for appropriate recompense.
Non-smoking: smoking is not permitted inside The Barn.
Pets: sorry, no pets.
Liability: we are not liable for any actual or alleged indirect or consequential loss howsoever arising or any other economic loss suffered by the Client or any member of the Client’s party. Nor are we liable for refunds or expenses you incur in the event we are prevented from fulfilling your booking as a result of circumstances beyond our control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, health risks or such similar events ("Force Majeure"). We recommend that you have adequate holiday insurance in place to cover such eventualities.
Data Protection: for the purposes of the Data Protection Act 1998, we are joint data controllers of all personal data provided by you. You agree that we can process such personal data for the purpose of any client booking.
We will comply with the provisions of the Data Protection Act 1998 for the purposes of processing any personal data.
